

What the home inspection service is not:
The professional home inspection services provided by Alabama Residential Inspection Services, L.L.C.
are not a compliance inspection or certification for past or present governmental codes, rules or
regulations of any kind; although references to codes might be made - NO assumption should be made
that this is a complete building code review. NO search or check of municipal records is included. A
board by board search/inspection is not performed and is beyond the scope of this inspection. Excessive
storage or clutter will prevent a through inspection, in those areas where the clutter or storage are
present. Latent, hidden and concealed defects and deficiencies are excluded from the inspection and
report. The inspection and report do not address and are not intended to address the presence, or danger
from any potentially harmful substances and environmental hazards including but not limited to: radon
gas, carbon monoxide, lead, lead paint, asbestos, urea, formaldehyde, water quality, toxic or flammable
chemicals or gasses and water and airborne hazards. Also excluded from this inspection and report are
swimming pools, spas, wells, onsite and offsite sewage disposal systems, private sewage disposal
systems, security systems, central vacuum systems, water conditioning equipment, sprinkler systems
including lawn sprinklers and fire sprinklers, fire and other safety equipment. This is not an inspection for
the presence or absence of rodents, termites, other wood destroying insects or organisms, animal urine
or feces, but if observed they may be reported. It is not an evaluation for past, present or future, business,
commercial or industrial use. The Customer is urged to contact a competent specialist if information,
identification, or testing of the above is desired.
What the home inspection service is:
The services provided by Alabama Residential Inspection Services, L.L.C., are a visual examination of the
major components of a home. The term "Visual Examination" is defined as viewing: exposed/ accessible
plumbing, exposed/accessible electrical devices, and exposed/accessible structural members. The
inspector does not perform invasive procedures: equipment, items and systems will not be dismantled.
The electrical panel(s) are opened and inspected for visual defects and proper installation. The accessible
electrical outlets are tested for proper installation and function.
The house plumbing and fixtures are inspected for visual defects and proper installation, this includes
inspection of the plumbing and drains located in the crawlspace where applicable. Underground sewage
disposal systems, fire sprinkler systems, and lawn irrigation systems are not evaluated, and are excluded
from the scope of this inspection. If the house has a septic tank and it has been at least 4 years since it
was last pumped out and inspected, the inspector will recommend that the septic tank system be serviced
by a reputable septic tank service company.
The house exterior coverings will be inspected for visual defects in physical condition, weather resistance,
and installation.
A limited roof covering inspection is performed by the inspector from the ground, or via a ladder at the roof
edges where possible, and the inspector uses these findings in addition to any clues discovered during the
attic/interior inspection to aid in the evaluation of the roof covering. The inspector rarely climbs on the roof
due to safety concerns and to prevent causing damage to the roof coverings.
All findings are documented in a typed report with embedded pictures to visually show all findings. The
report is presented in .pdf format and provided via email within 24 hours of performing the inspection.
